Due to growth, Makeen Properties (A Ghobash Group Company) has an opening for an experienced FM professional to lead our team at Makeen Technical Services as the Head of Facilities Management.

The Head of Facilities Management generally focuses on using best business practice to improve efficiency, by reducing operating costs while increasing productivity. Strategic planning and day­ to-day operations is an essential part of the business.

Successful expansion and growth of the business.

Prepare OPEX & CAPEX budgets for annual Maintenance contracts and material as well as for the utilities expenditure and follow up on the implementation and achieving the targets.

Business Growth, Development and Expansion.

Organize and meet real estate landlords to present the company services

Sign service contracts with landlords

Enter into different biddings and tenders

Register with different parties as a service provider

Certify the company to be one of the top ranked facilities management in the region

Facilities Management Operations.

Monitor & control maintenance costs & energy usage. Develop and Implement new procedures for quality improvement, cost reduction.

Prepare and implement planned maintenance works in all assets.

Design & Develop annual maintenance strategic plans.

Formulation and implementation of facility management and maintenance policies and plans to ensure maintaining the highest standards in all assets.

Develop H&S Policies and ensure adherence in all properties.

Prepare technical Procedures & material specifications for utilities operations, maintenance, and construction programs associated with various projects and facilities.

Ensure company procedures and works are in compliance with government authorities requirements.

Design & Develop fit out contractors Guidelines to ensure the integrity and safety of the Facilities.

Responsible for taking over of new assets.

Maintenance Planning and Monitoring Technical Supervision & Support.

Seek and Recommend new technologies, cost saving techniques/materials.

Negotiate & recommend maintenance contracts.

Diagnosing breakdown problems, troubleshooting, & implement root cause analysis.

Schedule and monitor activities to achieve an “on-time” result.

Prepare annual work program for maintenance activities, budget analysis, cost estimates, etc.

Projects Management.

Follow up and report on project progress on all aspects.

Receive & close projects on completion.

Execute capital works by preparing scope, seek bids, award contracts, and monitor progress up to closing of works.

Draw up SLAs, Review, Award Contracts, & Measure performance.

Draw up standard level agreements.

Periodically review contracts and recommend improvements.

Monitor and evaluate KPls & SLAs.

Negotiate & oversee contract work, authorize, delegate & follow-up with maintenance work­ orders and schedule preventive maintenance for equipment

Financial & Business

Prepare Budget and Budgeting analysis.

Devise cost containment strategies.

Review and analyze financial statements.

Overlook and approve purchases of Services and Material.

Authority and Control Features

Annual Budgets and work force plans.

Material Orders.

Service Contracts

Payments to contractors, vendors, and Authorities.

Control of Monthly operating expenses.

Recommend appraisal and increment forms.

Initial leave applications

Procedures and regulations.

Reports to upper management.
